October Boiler services and radiator balancing have same-week slots. Out-of-hours leaks are triaged first thing the next morning — send the details tonight.
Fallow Thread Plumbing & Heating
A plumber kneeling beside an opened sink cabinet, tightening a pipe joint with a wrench
Marling Vale · Oxter Row · Pellow Green

Two plumbers, one van, and a habit of finishing the job.

Fallow Thread handles leaks, failing heating, blocked waste and full bathroom work across the north of the valley. Water off, cause found, price agreed — then the spanners come out.

  • Before we startYour stopcock is found and tested on the first visit, so water can be isolated in seconds next time.
  • On the vanCommon valves, traps, flexis, seals and a stocked soldering kit, so most repairs close the same day.
  • Before the workA written price for the agreed scope. If the job changes underneath, we stop and tell you first.

What's going wrong?

Six of the things we get called out for most. Find the one that sounds like your house — it tells us which parts to load before we set off, and it usually tells you how urgent the problem really is.

A tap that won't stop dripping

Usually means
A perished washer on an older tap, or a split ceramic cartridge on a quarter-turn mixer.
First thing we do
Identify the tap body so the right cartridge comes out of the van, rather than replacing the whole tap by default.

Damp patch under the sink

Usually means
A loose compression nut, a tired flexi tail, or a waste trap that has been knocked out of line by storage.
First thing we do
Dry everything, run the tap and watch where the bead forms. Guessing at this stage is how people end up replacing good pipework.

Radiators cold at the top

Usually means
Air in the system. Cold at the bottom instead usually means sludge sitting in the panel.
First thing we do
Bleed and re-pressurise, then check whether the air keeps coming back — repeat air is a leak or a failing fill loop, not a bleeding habit.

Shower hot then cold

Usually means
A scaled-up mixer cartridge, a blocked shower head, or a boiler struggling to modulate at low flow.
First thing we do
Measure the flow at the head before touching the boiler. Half of these turn out to be a five-minute descale.

Sink or bath draining slowly

Usually means
Soap and hair built up in the trap, or a shared waste run that has lost its fall.
First thing we do
Clear mechanically and inspect the run. We don't pour caustic drain products into old pipework.

Boiler pressure keeps dropping

Usually means
A weeping radiator valve, a discharging pressure relief, or a failed expansion vessel.
First thing we do
Log the pressure cold and hot, check the external discharge, and test the vessel before anything is replaced.
Four lanes of work

What we take on

We stay inside what two people and one well-stocked van can finish properly. Anything outside these lanes, we say so on the phone rather than learning it on your floorboards.

Repairs & leaks

Taps, traps, toilets, isolators, flexis, overflows and the slow leak nobody can place. Most are closed in a single visit.

We bring
  • Ceramic and washer cartridges
  • Compression and push-fit fittings
  • Soldering kit and press tool
  • Moisture meter and inspection mirror
Typical visit

same-week slot

Bathrooms & wet rooms

Full strip-out to tiled finish, or a straight swap of suite and shower. We set out the room on paper first, including where the waste can actually go.

We bring
  • Setting-out drawing before any order
  • Tanking and tray-former work
  • Tiling and silicone finishing
  • Daily clear-down and dust sheeting
Typical visit

5–12 days
booked by date

Heating & hot water

Servicing, radiator swaps, valve replacement, system flushing, cylinder work and thermostat upgrades. Annual services booked outside the cold snap wherever possible.

We bring
  • Flue gas analyser and service kit
  • Thermostatic and lockshield valves
  • Magnetic filter and inhibitor
  • Balancing record left with you
Typical visit

90 min–1 day
service or repair

Waste & drainage

Blocked kitchen runs, gurgling stacks, failed gullies and re-piping waste that was never given enough fall. Camera inspection when the cause isn't in reach.

We bring
  • Rods, plunger set and hand auger
  • Push camera for hidden runs
  • Solvent and push-fit waste stock
  • Written note of what we found
Typical visit

No surprises

How a visit runs

The same four steps every time, whether it's a dripping tap or a full bathroom. You know the price before anything is cut, drained or removed.

  1. You describe it, we scope it

Send what you can see and hear. We come back with the likely cause, what we'd need to bring, and the window we can get to you — no visit charge for working that out.

  2. Arrival and isolation

Boots off or covered, sheets down. We find and test your stopcock before touching anything, so water can be isolated immediately if the fault moves on us.

  3. Diagnosis, then a written price

We show you the actual cause and what's involved in fixing it, including the option we'd choose in our own house. You agree the scope and the figure before work starts.

  4. Repair, test and tidy

Joints pressure-tested, drains run through, heating re-balanced where relevant. Old parts stay with you if you want them, and the space is left cleaner than we found it.

Field notes

Notes from the van

Practical things worth knowing before a plumber arrives — and a few honest limits on what we'll do.

A finished bathroom with tiled walls, a basin, and exposed chrome pipework beneath it
Basin re-pipe and tiled finish, Oxter Row — four days including tanking.

Before we arrive

Clear the cupboard under the sink or the access panel to the bath. It sounds minor, but half an hour of moving someone's cleaning products is half an hour of plumbing you've paid for. If the problem is a leak, put a towel and a bowl under it and photograph the drip point while it's actually dripping — the position tells us far more than the puddle does.

Find your stopcock if you can. In valley houses it is usually under the kitchen sink, in a hall cupboard, or outside beneath a small metal cover near the boundary. If it hasn't been turned in years, don't force it; we'll free it off properly rather than snapping the spindle.

What we won't do

We won't pour caustic drain cleaner into old pipework to make a blockage disappear for a fortnight, and we won't fit a part we can't get hold of again next year. If a boiler is past economical repair, we'll say that plainly instead of selling you a sequence of small repairs.

We also don't take on gas pipework alterations, mains water connections, or structural drainage below the garden — those belong with specialists, and we'll tell you what to ask them for so you aren't starting from scratch.

A tap that drips once a second isn't an emergency, but it is a washer and ten minutes of our time. Left for a year it's a stained basin, a scaled seat and a new tap. Worth fixing early

Enquiries answered
by 08:30 next day

Out-of-hours messages are read first thing and triaged before the day's bookings. If water is actively coming in, isolate at the stopcock and send the details — that puts you at the top of the morning list.

Where we work

  • Marling Vale
  • Oxter Row
  • Pellow Green
  • Thistlebank
  • Kew Marsh

Questions

Before you book

How do you price work — hourly or fixed?
Repairs are quoted as a fixed figure for the agreed scope once we've seen the cause, so a difficult joint isn't your problem. Larger jobs such as bathrooms are priced per stage against the setting-out drawing. If a hidden problem appears mid-job, we stop, show you, and re-price that part before continuing.
Do I have to be home for the whole visit?
You need to be there at the start so we can agree the scope and locate the stopcock, and ideally at the end to see the work tested. For multi-day bathroom work, most clients hand over a key after the first day. We'll always text before arriving.
Our pipework is old. Will you still touch it?
Yes — most of the valley's housing stock is a mix of copper, lead-sealed joints and later plastic. We work carefully around it, use fittings that suit what's actually there, and tell you honestly when a stretch of pipe is better replaced than repaired for the fourth time.
Can I supply my own taps, suite or shower?
You can, and plenty of people do. Send us the model before buying so we can check waste positions, flow requirements and whether spares will still exist in five years. We warrant our labour on customer-supplied items, but not the item itself.
Do you do landlord and pre-sale checks?
We carry out plumbing condition checks on rentals and properties going to market — stopcocks, isolators, visible pipework, waste runs, cylinder condition and heating performance — and leave a written list of what needs doing now versus what can wait. Gas safety certification is handled by a registered engineer, not by us.
What happens if something goes wrong after you leave?
Call it in and we come back. Our labour is guaranteed for twelve months, and manufacturer warranties on parts we supply are registered in your name. Return visits for our own work are not chargeable.
How much notice do you need to cancel or move a booking?
A day's notice for a repair slot and three days for booked bathroom work, so we can offer the time to someone else. Emergencies at your end are emergencies — we won't charge you for one.
